What is Paradise Community Homes?
Paradise Community Homes is a grant-powered 501(c)(3) Indiana nonprofit corporation that develops communities and connects aspiring homeowners with partner builders, resources, and a path toward affordable new-home ownership.
How does Paradise Community Homes help build up the community?
The organization brings homeowners, builders, grant support, and local partners together to create balanced neighborhoods. Each project is intended to add attainable homes, strengthen neighborhoods, and create long-term community stability.
How are the homes kept more affordable?
Paradise Community Homes uses grants, nonprofit resources, donated support, and builder partnerships to reduce development costs. The organization is intentionally building at a price point that other new-home providers are not currently serving so costs can remain lower for applicants.
Who receives priority when a home first becomes available?
During the first 90 days a home is offered, priority is given to applicants who have lived and/or worked in Center Township or within the corporate limits of Valparaiso for at least one year. A combination of residence and employment in the eligible area may also be used.
What happens after the first 90 days?
After the initial 90-day local priority period, an available home opens to other qualified applicants who meet the remaining application and financing requirements.
Are there income restrictions?
Paradise Community Homes does not impose program income restrictions. Every buyer must still qualify for financing and be approved by a lender.
Do applicants need lender approval?
Yes. A Paradise Community Homes applicant must be approved by a lender before purchasing a home. Chicago Title is a preferred lending and closing partner, while the applicant’s lender determines mortgage eligibility, required documentation, down payment needs, monthly payment, and other financing terms.
Are the homes free or provided as grants to buyers?
No. Buyers purchase the homes and are responsible for their mortgage and related ownership costs. Grants and partnerships help Paradise Community Homes lower development expenses and offer homes at a more attainable price point.
What information should I prepare before applying?
Applicants should be prepared to provide accurate contact and household information, documentation supporting any local residence or employment priority, and the financial information requested by a lender. Specific requirements may vary by home and lender.
What happened with the Kinsey Street project?
Five homes at 750, 751, 752, 753, and 754 Kinsey Street were completed and sold. The project demonstrated how community support and builder partnerships can create affordable new construction in Valparaiso.
What is planned for Cumberland Corner?
Cumberland Corner is the upcoming Paradise Community Homes project. Plans call for 27 lots, fresh designs of approximately 800 to 1,200 square feet, a variety of home types, and a balanced neighborhood.
When will Cumberland Corner construction begin?
New-home construction is planned to begin in the spring. Timing, individual home availability, designs, and other project details may be updated as development moves forward.
