Simple Steps to Your New Home

Paradise Community Homes uses grants and partner collaboration to keep new-home costs down and make the process easier to understand. There are no program income restrictions, but every applicant must qualify for and be approved by a lender. Here is what you can expect.

Who Qualifies?

Built for people connected to Valparaiso

For the first 90 days a home is offered, applicants must have lived and/or worked in Center Township or within the Corporate Limits of Valparaiso for at least one year. After the first 90 days, the home opens to other qualified applicants.

Initial local priority

During the first 90 days, applicants may qualify through at least one year of residence, employment, or a combination of both within Center Township or Valparaiso’s corporate limits.

Opens after 90 days

After the initial 90-day period, available homes open to other applicants who meet the remaining program and financing requirements.

No program income restrictions

Paradise Community Homes does not set an income limit, but every buyer must qualify for and be approved by a lender.

Kinsey Street proved the model can work. The next phase is Cumberland Corner, where 27 lots, multiple home types, and fresh designs from approximately 800 to 1,200 square feet are planned, with new-home construction beginning in the spring.

Apply and Secure Financing

There are no program income restrictions. Applicants must complete the required process and receive lender approval before purchasing a Paradise Community Homes property.

Grants, nonprofit support, and partner builders allow Paradise Community Homes to serve a new-home price point other providers are not currently serving. Because we invest in lowering the purchase cost, affordability protections such as First Right of Refusal and Shared Appreciation help preserve the home as a lasting community asset.
